How to find an apartment to rent in France

Filter by neighborhood, rent, rooms and furnished or unfurnished, then swipe. Once the owner or agency accepts, you chat and book a viewing without giving out your number.

Good to know

  • Prepare a rental file: ID, recent payslips, last tax notice and, often, a guarantor (the free Visale guarantee can replace one, subject to eligibility).
  • The deposit is capped at one month's rent (excluding charges) unfurnished and two months furnished. Leases last 3 years unfurnished (with a private landlord), 1 year furnished.
  • Rent control applies in cities such as Paris, Lyon, Lille, Bordeaux and Montpellier: check the reference rent shown in the lease.

Buy

How to buy a property in France

Swipe through resale apartments and houses and new-build programs sold off-plan (VEFA). Match with the seller, the agency or the developer and book a viewing.

Good to know

  • After signing the preliminary contract (compromis de vente), a buyer has 10 days to withdraw.
  • Budget for notary fees of about 7 to 8% for an older property, 2 to 3% for a new build.
  • Read the mandatory surveys, including the energy rating (DPE), before you commit.
